Desktop 101: Navigating GSE Appraisal Modernization (CE Session)

This 4 hour course provides the student with a comprehensive understanding of the Desktop Appraisals employed by Fannie Mae and Freddie Mac, the government sponsored enterprises (GSEs). With the FHFA’s directive that the GSEs develop and implement “appraisal modernization,” traditional appraisal services are being expanded to include property data collections, desktop appraisals with remote inspection technology or “live observation events,” and hybrid [desktop] appraisals with third-party data collectors. Appraisers’ responsibilities, tasks, and workflows are being segmented in a significant reengineering of traditional appraisal practices.

This is an intermediate-level course for students to gain mastery of the new collateral risk concepts, services, and terminology incorporated in the GSEs’ new alternative valuation services. Students also learn about the advanced technology, big data, and computer analytics that make these innovative new valuation services feasible today. This course also explores positive ways that appraisers can adapt to these impactful changes, implement compliant practices, and provide a suite of credible valuation services to meet the changing market demands of the future. Specifically, this course is a “how to” guide so appraisers can successfully navigate consumer and client expectations, adopt new services, technologies, and workflows, and satisfy regulatory requirements to produce credible results.
